The situation: A couple needed to free up equity in their home. Their credit had taken some hits, so the big banks weren’t an option right then. No judgment. Life happens.

What we did:

• Set up a short-term second mortgage with a private lender. A second mortgage is a separate loan behind your existing mortgage, so their first mortgage stayed in place
• Got them the money they needed
• Set an exit plan from day one: rebuild credit, then move to a better lender

The result: The loan funded. A few months later their credit scores are up, and we’re now reviewing options to move them out of the short-term loan.

The lesson: A private loan works best as a bridge, not a destination. Go in with a plan to get out.
