Here’s the thing: most people who call us have already heard “no” somewhere, or they’re worried they will.
These five stories come from real client files from the past few months. Each one shows the problem, what we did and how it turned out. We’ve left out names, places and numbers to protect our clients’ privacy.
Purchase · Funded
The situation: A family wanted to buy their first home together, with three people on the mortgage. The main income was long-term disability income. A lot of people assume that doesn’t count. Often it does.
What we did:
The result: A major bank approved the mortgage, and it funded. The family has the keys to their new home. Their note to us: “Thank you so much for all your help!”
The lesson: Lenders can count more than T4 income. Disability, pension and co-borrower income can all count when they’re documented properly.
Refinance · Funded
The situation: A couple needed to free up equity in their home. Their credit had taken some hits, so the big banks weren’t an option right then. No judgment. Life happens.
What we did:
The result: The loan funded. A few months later their credit scores are up, and we’re now reviewing options to move them out of the short-term loan.
The lesson: A private loan works best as a bridge, not a destination. Go in with a plan to get out.
Purchase · Funded
The situation: One partner runs a small food business and the other works a salaried job. They were moving to a new city. They had planned to sell their old home, then decided to keep it and rent it out.
What we did:
The result: Approved, signed and closed. They own their new home and now have a rental too. They even left us a review.
The lesson: Self-employed files go smoother when the story is clear. Answer the lender’s questions before they ask.
Purchase · Funded
The situation: A family wanted to buy a home with three people on title. Two run their own business. One is retired and lives on pension income. Each type of income needs different proof.
What we did:
The result: A major bank approved it, and the family is now in their new home.
The lesson: Buying as a family can make you stronger on paper, as long as every person’s income is documented the right way.
Purchase · Funded
The situation: A couple was buying a new home. They already owned a rental, and both work. Then an old loan showed up as a public record on their credit report.
What we did:
The result: Approved and closed. In their words: “It was a smooth process.”
The lesson: An old record doesn’t have to sink a deal. Proof that a debt is settled can make a big difference.
